I had a showing at the 512 McClurg for unit 4406 and unit 5806. They are both large one bedroom unit with around 965 square feet, they both facing southeast, so you have beautiful view of the lake and the south shore line. Unit 5806 is on the top floor, it has marble entry and woodfloor in the living room. The 4406 has some built in closet in the unit. They are both excellent unit with granite kitchen counters and SS appliances. Unit 5806 has nice paint on the bath room and shower door. They both has a large walk in closet in the bedroom.
The 512 McClurg is located in the heart of the city with AMC theater and Walgreens underneath the building, Domicks is one block away, walk to Michigan Avenue, the busiest shopping street, walk to the lake front and Navy Pier. Lots of nice restaurants…
The building has a nice sun deck that you could do grill, a party room, just finished nice gym, most friendly doorman…
The 5806 is listed for $347,000 and the 4406 is listed for $349,000, this is the best price I have ever seen.
These two buildings are linked together, located next to the Chicago river. There are studios, one bedrooms and two bedrooms for sale right now starting from $129,900 (which is a short sale, a contract is pending on the unit) to $399,900. There is another unit going for short sale one bedroom unit listed for $229,900 which has a pending contract on the unit too. These two buildings were built in 1991, the assessment for two bedroom are over $600. The draw back of this building is no washer and dryer in the most of the units, but I understand that you could put them in. Also, since they are low buildings, there are not so much view in the unit. But if you want to live in the neighborhood, this is one of the cheapest buildings in the neighborhood. The one bedroom unit 2306 at the 474 lakeshore Dr was rented last month. This unit has great view to Navy Pier, the lake and the big Ferry Wheel, very pretty in a sunny day. I like the swimming pool in the building, it is a decent size plus the view is to the Chicago River and the lake, really nice. The gym size is big, there is a party room and a sun deck in the building. Right now there are rental units starting from $1,200 which is a very reasonable price!
This building is located at a great location, walking distance to Navy Pier, the lake front, fox and Obel grocery store, AMC movie theater, Walgreen, Dominick, lots of restaurants, walking to Michigan avenue, I can’t think more benefit for this location!

The 505 McClurg is a new construction, just finished construction last year, it is built at the premier location in Downtown Chicago, which is close to the Navy Pier, the lake front, parks, Michigan Ave, grocery stores, AMC movie theaters, all kinds of restaurants. The good thing of the units here are they all have a balcony, floor to ceiling windows, great kitchen with nice cabinets and appliances, spacious bathrooms, closet spaces and good size rooms.
Currently there are 40 listings from one bedrooms unit to two bedrooms unit and three bedrooms units. There are 34 for sale and 6 for rent. There for sale units are ranging from $359,500 – $1,938, 500 for the raw place of the penthouse unit. So that means around $390 – $559 per square feet, this is a great price for new construction buildings.
The Sold ratio is over 80% sold, that is a very good sign for new construction buildings.
I brought a few clients to this property and some of them are still considering about them.
I showed my client the unit 3701 at the 512 McClurg the beginning of this week. The unit is bank owned property which is not my listing. It has around 1,450 square feet. Two split bedrooms with views to the lake , Navy Pier and the city. The unit needs some work, such as the carpet is old, the paint is very dark in the master bedroom. But the price is $451K which I think is reasonable.
